An escrow agreement involves the deposit of a written instrument or something of value with a third person (the escrow agent) with instructions to deliver it to another party when a stated condition is performed or a specified event occurs. The use of an escrow agreement is common in real estate transactions where the grantor deposits a deed with the escrow agent to be delivered to the grantee upon payment of the purchase price and performance of other specified conditions.
